The Stamp Duty Land Tax (SDLT) changes take effect on April 1, 2025, making today the last chance to complete purchases under the current discounted rates. From April, homebuyers who miss the deadline will face higher costs. While an estimated 75,000 buyers across the UK are now dealing with unexpected tax increases, there’s good news—many of our clients at David Andrew successfully completed their purchases in time, saving thousands in additional costs. For those still looking to buy, don’t worry—while the landscape has changed, there are still opportunities to make smart, cost-effective moves in the property market.
With the temporary reductions now gone, the standard SDLT rates are back to their previous levels:
Up to £125,000 – 0% tax
£125,001 to £250,000 – 2% tax
£250,001 to £925,000 – 5% tax
£925,001 to £1.5 million – 10% tax
Above £1.5 million – 12% tax
For example, someone buying a £400,000 home will now pay £10,000 in SDLT, whereas before, it was just £7,500.
First-time buyers still benefit from a reduced rate but with a slightly lower threshold:
0% on purchases up to £300,000
5% on the portion between £300,000 and £500,000
Over £500,000? Standard SDLT rates apply.
